This beautiful, new-construction home is located in Philadelphia's fastest growing neighborhood - Point Breeze. The neighborhood is situated in a central location with easy access to some of Philadelphia’s best spots to visit (see list below).

The home itself is well maintained, modern, spacious, clean and comfortable and is spread out over 5 floors. Entering on the main floor, you’ll find a living room with big screen smart TV on a swivel wall-mount so it can also be viewable from the dining table. Relax in a great area that accommodates couches, dining table (with up to 8 chairs), kitchen, and private back patio all-together in an open floor plan. The kitchen is stocked with service wear for 12, wine glasses, cookware, etc.

The finished basement features a full bathroom, making it a great guest suite with 1 queen bed and 2 XL twin beds that provide plenty of sleeping space for larger groups. There is room to lay down a full-sized air mattress for extra sleeping accommodations as well.

The 2nd floor features two more guest rooms, each with queen beds. The smaller room at the back of the house has a small, private balcony to relax outside before bed on a comfortable night or provide comfortable sleeping with fresh air if left open with the screen door for the night. A guest bathroom finishes the floor, complete with tub and shower.

The 3rd floor features the master suite. In the bathroom, you’ll find a whirlpool tub, large walk-in shower with multiple showerheads, and a double vanity sink. A large walk-in closet and spacious room area make this a very comfortable private area for anybody hosting a group, or any guest just looking for a luxurious and comfortable sleeping space. A wall-mounted smart TV finishes the room with Comcast cable.

All beds in the house are premium mattresses and all have the highest quality full-closure mattress and pillow covers. Bath towels, hand towels, and washcloths are all supplied, along with shampoo and liquid body wash in each shower.

The final gem of this beautiful home is the roof deck. A wet-bar and mini-fridge sit inside the pilothouse for convenient entertaining when enjoying your private space from up-top. Unobstructed views of center city create the perfect backdrop for your group to relax and unwind without feeling like you’re in the hustle and bustle of the city.

The home features NEST thermostats and is secured with Xfinity Home, keypad lock access, exterior cameras (there are no interior cameras for your privacy while visiting, which is important and highly respected), as well as a ring doorbell. You’ll receive a code for the lock and alarm 2-days prior to your visit.

15 minute walk to Rittenhouse Square

10 minute Uber ride almost anywhere else (PA Convention Center, Old City (Liberty Bell, Independence Hall, etc.), Fairmount (The Philadelphia Museum of Art, The Barnes Foundation, The Franklin Institute, The Academy of Natural Sciences), Stadiums and Arenas, or University City)

**Notes** - This is a new vacation home for me and I am continually making improvements to it for my guests. I will update the pictures as improvements are made to reflect what's been done. The home is fully useable in it's current state, but I will be looking to add the following items in the coming months:

- New couches in the living room

- Nightstands, lamps, and dressers in the bedrooms

- Patio table and chairs on the back patio for outdoor dining

- Gas grill on the back patio for grilling

- Patio furniture on the roof to accommodate larger groups.

- Home decorations to make it feel homier
