Beautiful holiday home! Completely modernized in 2022! The villa is located directly on the canal with direct access to the Gulf of Mexico without bridges and locks. The house has 2200 sqft of air-conditioned living space. The pool area with lanai has an additional 2000 sqft. 3 bedrooms with 3 separate bathrooms and walk-in closets make holidays with friends pleasant. In the living area you will find a fully equipped kitchen, fireplace, TV and a breakfast area. Boat is available as an option.

NEW POOL AND NEW POOL DECK 2023
The main living space in Florida the pool area spans the full width of the house. The large 550 sqft pool is equipped with a heat pump. A jacuzzi invites you to relax in the evening. The gas grill ensures culinary delights. The boat can also be rented as an option.

Pool use
The pool is always in automatic mode.
If in winter the electric pool heating or spa heating should become necessary, please send us an email before your arrival so that it is switched on.
For this we charge $ 10 per day, which we will set off against the deposit after your return.
The pool is then electrically heated to 86 F degrees with a heat pump.

Spa use with heating up to 102 F degrees (included in the price $ 70 per week)
Please only heat up the spa when the pool is no longer in automatic mode (in the evening after switching off the pool).

WEBER grill operation for your safety!
ATTENTION VERY IMPORTANT !!!!
Do not use the grill in the covered area, but always pull it into the uncovered area. If there is grooving in the covered area, the entire patio area must be repainted.
Drag the grill from the covered area to the uncovered area
Remove the cover
Open the lid
Check that all control buttons are in the OFF position
Open the gas cylinder valve counterclockwise
Press the burner 1 control button and turn it to the Start / HI position
Press ignition "CROSSOVER", burner 1 starts
Check whether burner 1 has ignited (flame must be visible)
After burner 1 has lit, burners 2 and 3 ignite
With the grill lid closed, wait until the temperature has reached approx. 250 ° C
Open the grill cover and brush off the grill with a brush (hanging on the right side of the grill)

Grilled food e.g. Position the steaks and grill with the lid closed for approx. 4 to 5 minutes, then open, turn the food over and grill for another 4 to 5 minutes (steaks are now medium)
After grilling, leave the grill in the HI position for 5-10 minutes with the lid closed (fat will be burned)
Turn switches 1, 2 and 3 to the "OFF" position and close the main tap on the gas bottle
Let the grill cool down
If the grill tray is not cleaned in the house but only outdoors on the lawn at the boat dock
Cover the grill and move it to the covered area
The cleaning of the grill is not included in the final cleaning of the house. Please hand over the grill in good condition. If the grill needs to be cleaned by property management, a fee of $ 75.00 is payable.
