Please read: The home is priced so that 2 people could afford it or 11 people, so please be sure to enter the correct number of guests to receive an accurate quote. The are blow up mattresses available for additional guests. Jacuzzi is separate, but available with an additional fee of $199 for reservations less than seven days and for reservations 7 days or more the fee is $299. Jacuzzi must be reserved and approved in advance and can only be used from the hours of 10am to 10pm. Pool hours are from 9 am until midnight only.

Home is a beautiful craftsman-home with 3 bedrooms, 1.5 bathrooms, laundry room and hard wood floors. The home sits on an approximately large lot with a second smaller home in the rear which is not included but could be leased if additional space is needed. There is plenty of yard separation and the small home has its own private entry.

The home has central air and heat, gas fireplace, hardwood floors, family room, dining room, kitchen, large private shared pool, orange and avocado trees and much more. Pets are allowed with pet fee (see house manual for details). There is parking in the driveway and plenty of safe street parking. Please note: All point of contact and communications is to be sent through the Homeaway inbox/message only and our cancellation policy is strict, no refunds will be offered once booked.

HOUSE RULES:

Pet Rules: Pet rules: Pets less than 20lbs will be considered with a pet fee of $125 per pet and for pets 20lbs and less than 60lbs add $40 and for hairy pets add $60, pets over 60lbs add $75. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave pet food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $50 a day. You must bring your own pet bedding, All animals must be potty trained and are absolutely not allowed to use the bathroom in the house, if it is discovered that you pet has use the bathroom on the rug or in the home an additional cleaning fee of $250 will apply plus replacement of run or other damaged items. Pets must use the bathroom in the designated are ONLY and not on the green grass. DESIGNATED AREA: if your facing the home from the street, the designated area is behind the fence where the tall grass and orange trees are located. All feces must be picked up and bagged and placed into the black trash can in the front of the home, failure to do so will result in an additional clean up fee of $195 and replacement of any damaged lawn areas. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $150 for sheet and duvet replacement, in addition you agree to pay $250 for pool backwash and filter cleaning and $130 for the cost of a plumber plus any additional fees that the damage may have caused.

Check in time is from 5pm to 12 am midnight only.

Our pool equipment is very sensitive and no guests or visitors of the guests are permitted to tamper with our pool equipment for any reason and if it is discovered that our pool equipment his been altered or adjusted in any way, you agree to pay a fine of $349.

Please note for your protection and the protection of the property we have surveillance cameras on exterior of the property only.

Please note: You are responsible for inputting the correct number of guests or order to receive an accurate quote. If you fail to do so, you agree to pay for the additional guests. No unauthorized guests or visitors are permitted at anytime and all guests must be listed on your reservation, Identification or birth certificate is required for all guests whether they are infant or adult, if they do not have identification you forfeit the right for the guest to visit or stay at the property and we reserve the right to cancel on your behalf without refund. You are responsible and liable for additional guests behavior and sharing the house rules and manual prior to check in. To prevent any misunderstandings we will only communicate through message inbox with the Airbnb member responsible for the reservation, and phone calls will not be accepted. Please note our check in time is anytime after 5pm and prior to Midnight.

Please be respectful at all times and keep the beauty of this property maintained throughout your entire stay. No unauthorized guests. If the guests are not listed in your reservation they are not welcome.

No smoking or drugs of any kind are permitted in the home. If you or your guests fail to follow the no smoking/drug rule you agree to pay an additional $350 penalty.

No unauthorized guests, parties or events are permitted (max persons 30) without prior approval and additional fee (note: in the event you are allowed to have an event (which must be in writing and agreed to here within), guests become unauthorized 1 minute after midnight and each additional guest will be charged at the rate of additional guest.

No 3rd party reservations are permitted without prior approval.

A late check out fee of $75 per hour will be accessed should you check out late and if your late check out should exceed 2 hours you agreed to be charged equal to the nightly rate. Please note: You may request to check in early for an early check in fee of $75 with the earliest possible check in being 1p.m. All requests must be made and approved 24 hours in advance. If you want to film their will be an additional fee charged based upon the production.

Key replacement for lost keys or if you forget to leave the key upon departure is $250. If you lock yourself out of the home and we have to send someone by to let you in it will be a $45.

Pool rules: The pool is a private pool that is shared only with guests who maybe in the guest home. Pool hours 9am until 12 midnight. No one is permitted to touch our pool or spa equipment at anytime unless you want pay a technician fee $250. If anyone is found tampering with our pool or spa equipment you agree to pay a $250 fine.

Optional/New! Private Jacuzzi is separate and not included as apart of the original listed but can be rented from the hour of 10 am until 10 pm only for additional fee $199 (per reservation less than 7 days), for stays greater than 7 days the fee is $299 with a 24 hour notice. All Reservations for Jacuzzi must be approved and paid for in advance prior to use. Parents must be present at the pool or Jacuzzi with all minor children. Children are not allowed at or around the pool by themselves. Parents agree to be 100 % liable for the safety of all minor children and all children must be listed on the reservation prior to coming onto the property. Please act responsibly, upon acceptance of this less will do not agree to be held liable for any injury as a result and violation of our house rules. Jumping off the deck is not permitted.

All trashed must be bagged in plastic garbage bags and deposed of in the black trash cans, blue can is for recycled materials. We will not be held responsible for ants due to food or drink being dropped, spilled or left carelessly on the floor, whether it be in the bedroom, kitchen, bathroom or other parts of the home. If you are not clean, expect to attract ants. You agree to be responsible should this occur. We also cannot promise that you will not see ants from time to time and we not be held responsible or liable as they are natural. Once reported to us, we will come spray. We do not offer refunds because you saw ants.

NO SMOKING ON THE PROPERTY: If you choose to violate our non-smoking, no drug policy and our home smells like marijuana upon your check out, you agree in advance to pay an additional deep cleaning fee of $349 and that no proof is necessary, but only the opinion and statement of the property manager.

Member and guests ID's required upon check in.

Service Dogs are permitted with prescription from your Doctor.

Please note:

Surveillance or recording devices located on the exterior of the property for the protection and security of our guests and our property, we do not or never have had any cameras inside of the home. Any attempt to cover the camera's by hand or body or other means will result in a $475 additional fee.

We are not responsible for evacuations due to natural disasters or acts of God, or rolling Public safety power shut offs to prevent fires.

Additional Guest home on the property is not included and maybe occupied by other guests.

Please note: We do not allow mail or have any packages to be delivered to our home.

Any holdover or your failure to vacate after our demand is issued, will be considered trespassing upon our property under applicable California laws and statues and you agree that your deposit with Airbnb may be use to settle any outstanding claims, violations and or associated legal fees.

Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and you are to vacate the property immediately. This is considered an nuisance an embarrassment and disruptive to our home and neighbors.

All rules, terms, conditions and fees are acknowledged and accepted upon your execution and lease of the property.
