Enjoy Nature at this Hill Top Studio!

This is a simple one room cozy hill top studio that gives you the best of both worlds, live close to nature, hiking trails, see an occasion bear, deer, raccoon, skunk, owl and various other wildlife, while also being within minutes of the city, shops, markets, restaurants, Old Town Pasadena, Rosebowl, Studio City, Hollywood and much more. Equipped with all the basics including wifi, cable, private entrance and little fenced yard, separate walk-in closet, full bath/shower. Perfect for one or two persons. Pet ok with pet fee (per pet according to size, please see house rules and notes for more info). I love that this studio space is very peaceful & private and just steps away from all of the popular mountain hiking trails. It has access to to a shared private pool, Jacuzzi not included, and there is plenty of free street parking. Please note: Pets are allowed with pet fee for each pet, so long as they are clean, not sick and have their own bedding. No unauthorized guests are permitted.

Early check in requests can be made for a fee of $45 for check in request prior to 5 pm and from 1-5pm only (this is not guaranteed and must be confirmed) You agree to pay a late check out fee of $25 an hour up to 2 hours pass the allowed check out time of 10 am.

Pet Rules: Pet rules: Pets under 20lbs or less will be considered with a pet fee of $110 per pet and for pets greater than 20lbs and less than 60lbs add $40 and for hairy pets add $50, pets over 60lbs add $65. If you fail to disclose the weight or whether your pet is hairy or not, it will be assumed that your pet is over 20lbs and hairy and you will be charged according to the fee schedule. Please note: Summer in Southern California is ant season; you are not allowed to leave food out on the floor all day for your dog. You must feed and put the food away or you will attract ants. We will not be held responsible for your failure to follow the rules. In addition if you plan to leave your pet in the home all day with the AC running just for your pet's comfort then you will incur an additional daily cost of $35 a day. You must bring your own pet bedding, All animals must be potty trained and are absolutely not allowed to use the bathroom in the house, if it is discovered that you pet has use the bathroom on the rug or in the home an additional cleaning fee of $250 will apply plus replacement of run or other damaged items. Pets must use the bathroom in the designated are ONLY and not on the green grass. DESIGNATED AREA: is in front of the home on the dirt only, if your facing the home from the street, behind the fence where the tall grass and orange trees are located. All feces must be picked up and bagged and placed into the black trash can in the front of the home, failure to do so will result in an additional clean up fee of $195. NO animals are allowed on the furniture, in the bed or in the pool, if you fail to follow this rule you agree to pay an additional $495 for additional cleaning for the couches and furniture, $175 for sheet and duvet replacement, in addition you agree to pay $250 for pool backwash and filter cleaning and $130 for the cost of a plumber plus any additional fees that the damage may have caused. All terms, conditions and fees are agreed an as a condition of your acceptance of this lease agreement.

Please note for your protection and the protection of the property we have surveillance cameras on exterior of the property.

Please note if the Police/LA County Sheriffs are called to our property for any reason concerning your behavior or the behavior of your guests, you agree the reservation will be immediately cancelled on your behalf without refund and you are to vacate the property immediately. This is considered an embarrassment and disruptive to our home and neighbors.
