Guests under the age of 25 must contact us prior to booking.
Overnight guests are restricted to the occupants specified in this agreement. Guests not listed in this agreement are not allowed on the premises without prior written consent from the Owner. Per order of the Vacation Home Rental Ordinance of the City of South Lake Tahoe, there is a strict maximum occupancy of 14 guests.
This property has a maximum parking of 5 vehicles in the garage (2) and driveway (3). Cars not parked in on paved areas on property are subject to fines of minimum $2000 by the city of South Lake Tahoe.
HOUSE RULES
No smoking allowed inside the house. If smoking outside, please dispose of cigarette
butts properly.
No pets allowed on the premises.
Please remove shoes and boots upon entering our home.
Place all garbage in the bear bin located in front of the house. If staying Monday night,
take trash out for trash pickup on Tuesday morning.
Noise in violation of city ordinance is prohibited between 10pm to 8am. Hot tub use is not allowed during these times.
Camping on property is prohibited.
Checkin time is 4:00PM and checkout time is 11:00AM. No early checkin or late
checkout without prior written approval by Owner. Late checkout may incur fees.
Checkout procedure must be completed upon departure. If extra cleaning is required,
costs will be subtracted from your security deposit at a rate of $50 per hour.
Possession of any illegal substances or weapons on the property is not allowed.
Parties are strictly prohibited. Loud and unruly behavior is restricted by local ordinance
and may result in citation or arrest by law enforcement.

Any reported disturbances, use of illegal substances, or exceeding of occupancy limit will result in immediate eviction, loss of rental payment, and security deposit.
The following rules are enforced by the City of South Lake Tahoe and may result in fines:
? Visitors must adhere to the maximum number of occupants at all times.
? Parking is limited to designated spaces in garage and driveway. Street parking is
not allowed at any time.
? Noise in violation of the city ordinance is prohibited at all times.
? Hot tub cannot be used from 10pm to 8am.
? Camping on the property is not allowed.
FINES
As part of the Vacation Home Rental Ordinance, any violations of the rental ordinance will now result in a $1000 fine to both owner and guest. Guest assumes responsibility for both portions of the fine ($2000) if a violation occurs during their stay.
LOCKOUT POLICY
In the event of a lockout, Guest can contact the local representative for spare keys (a charge of $35 will apply). If local contact is unreachable and a locksmith is required, Guest is responsible for the setup and cost of hiring the locksmith.
NO REFUND POLICY
Refunds will not be issued for cancellation or early departure due to unforeseen developments including, but not limited to, inclement weather, illness, family emergency, Acts of God, natural disaster, or acts of governmental agencies.
GUEST LIABILITY
Guest agrees to accept liability for any damages caused to the property by Guest or Guest's guests, including, but not limited to, furnishings, misuse of appliances, landscaping, and/or equipment furnished. If damages are in excess of security deposit held, Guest agrees to reimburse the Owner for costs incurred to repair/replace damaged items.
INDEMNIFICATION
Guest agrees to indemnify and hold Owner harmless from any liability for personal injury or property damage or loss of personal property sustained by Guest or parties invited onto the property by Guest. Owner does not accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Nor will the Owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God or other reasons beyond its control.
GOVERNING LAW
This agreement shall be governed by the laws of the state of California and under the permit held with the Vacation Home Rental Ordinance of the City of South Lake Tahoe.
By submitting a reservation request, you confirm that you have read and agree to all terms and conditions of this rental agreement. Failure to comply with this Agreement can result in additional charges, forfeiture of security deposit, or immediate eviction without refund.
