Precautionary Measures Currently Being Utilized:

Property Sanitation/Disinfection: Riviera Rentals Properties has always been committed to providing our guests with rental properties that are properly cleaned and sanitized. Starting May 1, 2020, we will be providing an extra layer of sanitation and disinfection for our arriving guests. All properties will be treated (on frequently touched items, such as doorknobs, faucets, switches, etc.) with a disinfectant product that kills the COVID-19 after our regular housekeeping process is completed.

Check-In/Check-Out: All of our rentals have a keybox, which means you will go directly to the home without ever being in contact with staff members nor visiting any office beforehand. Our Concierge will get in touch and provide you with instructions prior to your arrival.

Our office is still open in the event you have an issue or emergency. We ask that our guests please contribute to the welfare of the community by following social distancing procedures, however we are here to help in the event an issue or emergency arises. Our team is taking extra measures to communicate the importance to all staff who may be ill to stay home. Our staff at work are practicing good hygiene through frequent hand washing and the use of disinfectant, face masks and wiping down surfaces in our work space, as well as practicing social distancing recommendations

This great Penthouse has everything you could need in your home away from home. With a Mexican contemporary decor you and on a 3dr floor makes it a very private condo. Guests will find the living room with big and very comfortable sofas, SmartTV and Internet. Fully equipped kitchen with granite counter tops, a laundry room with a clothes washer.

It has some of the most spacious bedrooms compared to similar condominiums, each with its own balcony overlooking the street, this gives them a lot of natural lighting. The master bedroom has a king size bed and private bathroom and the second bedroom has two double beds and also a bathroom that is shared with the living room area. With this bedding arrangement the condo allows 6 people to sleep very comfortably.

The main feature of the property its is private rooftop terrace, this spacious area has been upgraded with a top of the line grilling area and bar. It has sunbeds, a small bathroom and shower for refreshing after sunbathing; it´s equipped with a great dinning area as well so it makes it the most enjoyable place to spend a sunset grilling and/or with a couple of cocktails

Great location, in the heart of Playa del Carmen, this apartment is one block away from the most important supermarket MEGA, drugstores, as well as the best known store to purchase local fruits and vegetables, the DAC. It's very easy to access anywhere in from here. The famous 5th Avenue is 3 small blocks away and full of local and international shops, restaurants, cafes and bars.

Our warm weather will take you to immerse yourself and relax in our beautiful beaches and also find activities that will keep you busy through the day if this is what you are looking for, parks like Xcaret, Xel-Ha, Xplor, visiting the ruins of Tulum or Coba will take you on an adventure, great diving scenarios in the ocean or in one of the beautiful natural caves (cenotes).

A signed vacation rental agreement is mandatory together with a copy of your ID. You will receive the agreement for electronic signature via email at the time of booking. If we don't receive this document back you will be required to sign it at check in time together with the property inventory.

The rules are to obey all the condominium regulation regarding noise as well as the usage of the common areas common areas to ensure peace between all guests of the complex.

- There is not to be any loud noise after 11pm

- Pool hours are 8am -10pm

-The tenant is accountable for all towels as well as glasses and other items that may be lost/damaged or broken.

• LONG TERM RENTALS: Rentals of 21 days or more must pay Electricity separately and it is charged at MXN $4 Pesos/Kw

• SECURITY/DAMAGE DEPOSIT: A damage/reservation deposit is required. For the amount of USD $500.00. This deposit is fully refundable yet not applicable towards rent. Should there be any damage or lost items it would be deducted at replacement cost which may include shipping and importation costs. Locked closets are reserved for the use of the property owner.

• HOUSEKEEPING - The unit will provide initial bathroom amenities, paper towels, toilet paper and basic cleaning supplies prior to arrival. Guests are responsible for additional household and personal supplies. Cleaning services during the stay are not included but we would be happy to schedule them at your convenience with on day advance notice. Cleaning service has a cost of USD $25.00.

• IMPORTANT COSTS:

o Lost key = USD $ 50

o Lost remote control for garage = USD $ 150

o Safe box unlock: = USD $40.00

o Crib: = USD $10.00 per day
