All cancellation requests must be made in writing. Cancellations made more than 120 days prior to arrival date will receive a full refund. Cancellations made 90-120 days prior to arrival date - loss of deposit.  Cancellations requested 45-90 days prior to arrival date will receive 50% of rental amount. Cancellations requested less than 45 days prior to arrival date - loss of rental fees, however the taxes, security deposit and any optional fees (ex: pool heat) will be refunded.  

You may be able to move your dates to a later time period if the new dates are available, pending owner approval. Rates for the changed dates may be different.

It is highly recommended that guests procure a Travel/Trip Insurance Policy at the time of booking to cover the cost of their trip. For the greatest flexibility, consider a Cancel For Any Reason policy (CFAR), as it will provide the best protection and you can cancel for any reason. CFAR includes all of the coverage that a standard policy provides and will give you 100% reimbursement for a covered event and 60% coverage for a non-covered event. CFAR coverage is only available for purchase within 14 days of your travel deposit, and cancellation must be 48 hours or more in advance of the scheduled start date of your trip.

Damage and Incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.

No smoking allowed.  No smoking in home, lanai or on grounds
Max guests: 10
Minimum age of primary renter: 23   Primary contact must be over the age of 23.
