Property Owners still control our reservation and booking policy even if you make an on line reservation. VRBO has changed their policy and has removed the owners phone number, e-mail address and website from our VRBO ads. Because of this change you will have to click on "Ask Manager a Question" to send a message, ((NOT A RESERVATION)) so I can answer you questions and give you the detailed rates for the different seasons. VRBO does not have the capability to get our detailed rates and variable fees on the VRBO website. Because of this the rate quote you received from VRBO could be incorrect. The rate quote you get from VRBO is the discounted rate for vacationers who rent 3 or more nights. Bigger discounts are given for 7 night reservations. 2 night reservations will be higher. VRBO has removed our detailed rate page from our photo gallery. By removing all of our contact information and our detailed rate page from our VRBO ad they have made it very difficult for us to communicate with the vacationers or to answer any questions about the jacksoncabin or the rates and fees. REGARDLESS OF WHAT YOU MIGHT HAVE BEEN TOLD I, JACK WOLF (THE PROPERTY MANAGER) WANT TO TALK WITH EVERY VACATIONER. The rate quote you receive from VRBO is for a 3 night reservation in the off season and may not be the rate for your family or the dates you want to reserve. Rates vary from $85-$175 a night in the off season and $100 -$200 a night in the Prime Summer and Major Holidays, The Standard Cleaning Fee is $100, Security Deposit varies from $100-$300, Pet (DOGS ONLY, CATS NOT ALLOWED) fees vary from $50-$200 depending on the size and amount of the pets and the Refundable pet security deposits vary from $100-$350. THERE IS A 3 NIGHT MINIMUM ON ALL MAJOR HOLIDAYS AND 3 DAY HOLIDAY WEEKENDS, HOLIDAY RATES VARY FROM $110-$250 A NIGHT. All of these rates vary depending on the season or holiday you rent, the size of your group, the length of your vacation and the pets you bring. VRBO will calculate their on 9-12% on line booking fee that they will charge it to your charge card. This fee goes directly to VRBO, not property owners. VRBO will also charge a 3% payment fee, and a 12.05% tax. The Property Owners don't get any of the money collected by VRBO for the VRBO fees and taxes. These VRBO fees are charged to vacationers who book the jacksoncottage or any other property through VRBO. ALL VRBO ON LINE RESERVATIONS will require an immediate payment for the complete amount. The rental and pet fees ARE NOT REFUNDABLE! I RESERVE THE RIGHT TO CANCEL ANY RESERVATION IF THE VACATIONER DOES NOT FILL OUT AND SIGN OUR RENTAL AGREEMENT, THERE ARE NO REFUNDS FOR CANCELLED RESERVATIONS. After I have given you the correct rate and you have agreed to signed and filled out our rental agreement you can resume with the VRBO on line booking process if you choose to. IF MY RENTAL AGREEMENT IS NOT FILLED OUT, SIGNED AND SENT TO ME WITHIN 5 DAYS FROM THE DATE OF THE RESERVATION THE RESERVATION WILL BE CANCELLED WITH NO REFUNDS. LAST MINUTE RESERVATIONS WILL REQUIRE THE VACATIONER TO PICK UP THE WELCOME PACK WITH THE KEY AND ADDRESS FROM US IN GILBERT, ARIZONA. THERE IS NO OTHER WAY TO GET THE CABIN KEY TO A VACATIONER ON A LAST MINUTE RESERVATION. When making a reservation on VRBO I have to honor my agreement with VRBO.
