ALL STAINLESS STEEL appliances are provided INCLUDES: A professional 5-burner electric range, forced-air circulation CONVECTION oven, built-in microwave, dishwasher, stainless steel refrigerator, Granite counter tops, deep double sink, smoothie/drink blender, coffee maker; and, of course, a bagel toaster.

There is a large laundry room that provides storage and New full size Washer and Dryer plus, a 2nd refrigerator/freezer.

GUEST FEE:
Rates are based on TWO (2) guests; Add $12 PER PERSON per night exceeding two.
(for any additional guests over 2 years old and up).

* Per person charge includes normal cleaning costs. Prior to your arrival, we provide LINEN SERVICE. It is determined by the number of registered Guests in your party. Your registered guests determine the correct number of beds to be made-up with linens, sheets blankets and pillows. Additional towels are also provided based on the number of registered Guests in your party.

Additional persons policy: Some Guests have not been honest about the number of people in their party so I'd like to be very clear about this policy. I will always try to be as accommodating as possible so if you have a special request please ask. That said if you do not honestly state the number of people in your party it will result in a loss of your damage deposit and potential additional cleaning charges

HOUSE POLICY:
*PARTIES OR GATHERINGS OF ANY KIND ARE NOT ALLOWED.
a. NO SMOKING, VAPING or PETS allowed in the house or anywhere on property.
NOTE: there is a $250 fine if you or anyone in your party smokes or brings a pet on the property.
b. You must be at least 25 years of age in order to make a reservation. Otherwise, please contact us prior to booking.
c. Prior to making a reservation please state in writing to us... If there is a special event or group gathering function planned and if any additional persons (other than registered guests) will be invited during your stay.
*CHECK-IN time is 4:00PM.
*CHECK-OUT time is 11:00 AM no exceptions.
*Quiet Hours after 10PM at night.
Pet disclaimer: We have a strict no pets policy. Many people have allergies to pets and a violation of this policy requires costly cleaning on my part. Please be respectful of this policy and our other guests.

IMPORTANT NOTES:
1. If Guest does not honestly state the number of people in their party in writing (by Email) it will result in a loss of Guests’ Security/damage deposit and potential additional cleaning charges.
2. 50% Payment by credit card required at time of booking, balance due 30 days prior to arrival.
For Holidays there is a 3 - 4 night minimum stay, higher rates apply. All rates subject to change until Agreement accepted...
A. Posted rates are for the first couple. There is a $12.00 fee per additional guest per night. Fee does not apply for Infants 12 months old or younger at time of visit, do not list in the guest count just indicate in your email.
B. if you check-in with more guests than what is on your reservation and the total number of guests does not exceed 10, you will be charged an extra fee of $100 per person per night. If you check-in with more than 10, your reservation will be terminated and we will keep the total cost of the reservation. Maximum occupancy per reservation is always 10 guests.
C. Once you check-in, you will not be able to add/invite more guests for the duration of your stay. If these terms are violated, we will terminate your reservation and keep your security deposit.
-we do not provide housekeeping services. It is the guest responsibility to stock up on amenities and groceries during your stay
D. You will be required to sign a short-term rental agreement and to provide ID prior to arrival.
