The space
Built into a gently sloping mountainside on Gift Hill at five hundred foot elevation, Villa Capiz captivates with 270 degree west facing views of the sea and over 10 islands including St. Thomas. Let Villa Capiz be your private hideaway as you enjoy sunset from spacious decks, watch the night lights of St. Thomas come out and star gaze from the hot tub... it’s the perfect place to take in the ever changing landscape with morning coffee and come home to after a day of exploring on St. John. The property features two king master bedroom suites with indoor/outdoor showers and one queen bedroom with detached bath. All bedrooms are air conditioned. The home has 39 solar panels and 3 powerwalls, providing uninterrupted electricity day and night during the occasional unexpected island power outage. Combined with cisterns of pure, filtered water, Villa Capiz is “off the grid” capable. Comfortable furniture, art from around the world, granite countertops throughout, satellite wifi, smart TVs, speakers inside and out, and a gourmet equipped kitchen will make you feel at home. And of course the pool will cool and entertain you. The pool and its lounge areas are adjacent to, but gated off from other areas of the house, making it safe for families with young children. Comfort, style, privacy and thoughtful touches that delight, Villa Capiz is sure to please.

Other things to note
Villa Capiz can be enjoyed totally off the grid with a bit of thoughtful conservation. St John and St Thomas have been experiencing more frequent power outages in 2026, and our 39 solar panels and 3 Tesla powerwalls provide uninterrupted power, day and night, for such occasions. Paired with our purified water supply located in cisterns on the property, Villa Capiz is self sufficient.
